The Timbers is conveniently located within 7-10 minutes of essentially anything you may need, but it feels secluded and private. The amenities are great and well maintained. The community is fantastic as well as the residents, I have made plenty of friends while here. There are periodic events and the maintenance team are both really nice. However there is a lack of communication with the leasing team and your requests might outright be ignored which is very upsetting as they are very friendly and create an inviting environment. Hard to beat easy lake access though!

First floor apt have plank flooring everywhere except the bedroom.
Some apts have black applian es, some have stainless steel refrigerators. Dishwasher and garbage disposal in all units.
Electric furnace and central air conditioning in all units. Windows and patio doors have been replaced recently and attic was reinstated recently. Smoke detectors in all units.
Lawn care is by Signatilure Lawnscape.
Snow removal for streets and sidewalks is provided in a timely manner.
Roofs are being inspected annually and reola ed as needed before leaks.
On site maintenance with HVAV techs.
Amenities are Pet Spa because thos is a pet friendly complex for both dogs and cats.
Tennis court, paddle ball court, volley ball court and 3 compactors for trash, 2 swimming pools, fire pits and BBQ grills, sidewalks throughout complex to walk your dog or exercise, a big gymn with all sorts of equipment to tone your muscles.
Locked mail room boxes for each apt.
And lots of mature trees and under ground watering system to keep grass green.
Over 50 acres of green space to enjoy.
Personally myself and lots of residents walk a ross the street to Hy-Vee St Lukes Northland Hospital Medical Bldg.,Wal?Mart Suoer Center at Boardwalk, Burger King, Wendys,Taco Bell, Dollar Tree. Google Fiber available

Since moving in, I have loved living at Rivers Landing. I love that I get to keep my doggy and I love that there's a dog park. I feel safe when I'm at home. The Rivers Landing staff is always incredibly kind and helpful, regardless of what issues I'm having. I do wish rent was a little cheaper, but honestly you do get what you pay for (in a good way). I love my neighbors and I haven't met anyone who was rude. Thank you for all that you do, Rivers! I don't even mind talking to Piper because she does everything I need her to. Most AI bots are super annoying and unhelpful, but Piper is always kind, professional, and helpful. :)

Long term resident who’s had multiple opportunities to move but am too afraid to do so due to the stellar management and maintenance teams. Issues are quickly and adequately addressed and resolved . (The affordable rent is an obvious plus, especially considering how many amenities they offer.) The neighborhood is very centrally located to many different types of businesses (groceries, pharmacies, WalMart/Five Below/Planet Fitness/PetSmart/Ulta/Dollar Store) and the nearby neighborhoods really do have a community feel, from the local Shell staff, Sharky’s bar, Chinese, Japanese and Mexican restaurants and a wine bar, all situated across the street. It definitely feels like “home”.

The process was great on getting a lease and getting moved in here on the office personnel. The ladies are fabulous maintenance people on the men. They’re just wonderful they come and fix things. They’re very efficient and get the job done. The ladies in the office are very respectful as well as the maintenance men. Everybody here are very knowledgeable and they keep you up-to-date on what’s going on and what needs to be done and getting a hold of them for any kind of maintenance is very easy. Piper is very easy to talk to. She’s very efficient and very knowledgeable on what you asked her. The amenities are nice. I can’t say too much other than it’s a great place to live. It’s quiet as close to where I work close to stores the apartment is clean and yeah, I like it a whole lot. If you’re thinking of moving here, you should really give it a good consideration you won’t regret it. It’s a nice place to live.

South Falls Tower is hands-down one of the best luxury high-rises in Richmond. The building is incredibly quiet and secure, the units are modern, and the concrete construction means you barely hear a peep from the outside world. Having the fitness center on-site and the riverfront walking trails right outside your front door makes daily life so convenient. The staff is super friendly and professional. Highly recommend making the move here!

Courtyards of Chanticleer has exceeded our expectations in several key ways: Maintenance is prompt and professional, the grounds are generally well kept and the amenities such as the pool and dog park are great places to meet and make friends with fellow tenants. Our kids love it when they can go outside and play on bikes and scooters with other kids their age without fear of any trouble or traffic. I can't speak highly enough of this place.
Only drawbacks are the trash compactor is centrally located and only one on site, so it's a bit of a walk for tenants on the edges of the compound. And the price is a bit high compared to comparable apartments or homes nearby.
Those things in mind, I would still highly recommend this place to anyone interested in renting a townhouse within 10 minutes of the seaside. The school district has some of the best public schools in the city nearby and centrally located to so many activities to keep everyone happy and busy.

Excellent experience from first contact with Piper online scheduling to meeting with GiGi in the office! The community is great, amenities are great and overall it’s feeling like home! Maintenance has been kind, quick to resolve my washer issue. I just called explained there was a loud noise coming from my washer and I received a text with a schedule date to get it fixed. They showed up with a new washer a day or two later!

One of the best perks is that there is a shopping complex with a Kroger LITTERALY right across the street. I have on multiple occasions needed an ingredient while cooking and walked across the street and was back within 5 minutes.

Windows and patio doors have been replaced recently and attic was reinstated recently. Smoke detectors in all units. Lawn care is by Signatilure Lawnscape. Snow removal for streets and sidewalks is provided in a timely manner. Roofs are being inspected annually and reola ed as needed before leaks. On site maintenance with HVAV techs. Amenities are Pet Spa because thos is a pet friendly complex for both dogs and cats. Tennis court, paddle ball court, volley ball court and 3 compactors for trash, 2 swimming pools, fire pits and BBQ grills, sidewalks throughout complex to walk your dog or exercise, a big gymn with all sorts of equipment to tone your muscles. Locked mail room boxes for each apt. And lots of mature trees and under ground watering system to keep grass green. Over 50 acres of green space to enjoy. Personally myself and lots of residents walk a ross the street to Hy-Vee St Lukes Northland Hospital Medical Bldg.,Wal?Mart Suoer Center at Boardwalk, Burger King, Wendys,Taco Bell, Dollar Tree. Google Fiber available

Since moving in, I have loved living at Rivers Landing. I love that I get to keep my doggy and I love that there's a dog park. I feel safe when I'm at home. The Rivers Landing staff is always incredibly kind and helpful, regardless of what issues I'm having. I do wish rent was a little cheaper, but honestly you do get what you pay for (in a good way). I love my neighbors and I haven't met anyone who was rude. Thank you for all that you do, Rivers! I don't even mind talking to Piper because she does everything I need her to. Most AI bots are super annoying and unhelpful, but Piper is always kind, professional, and helpful. :)

Long term resident who’s had multiple opportunities to move but am too afraid to do so due to the stellar management and maintenance teams. Issues are quickly and adequately addressed and resolved . (The affordable rent is an obvious plus, especially considering how many amenities they offer.) The neighborhood is very centrally located to many different types of businesses (groceries, pharmacies, WalMart/Five Below/Planet Fitness/PetSmart/Ulta/Dollar Store) and the nearby neighborhoods really do have a community feel, from the local Shell staff, Sharky’s bar, Chinese, Japanese and Mexican restaurants and a wine bar, all situated across the street. It definitely feels like “home”.

The process was great on getting a lease and getting moved in here on the office personnel. The ladies are fabulous maintenance people on the men. They’re just wonderful they come and fix things. They’re very efficient and get the job done. The ladies in the office are very respectful as well as the maintenance men. Everybody here are very knowledgeable and they keep you up-to-date on what’s going on and what needs to be done and getting a hold of them for any kind of maintenance is very easy. Piper is very easy to talk to. She’s very efficient and very knowledgeable on what you asked her. The amenities are nice. I can’t say too much other than it’s a great place to live. It’s quiet as close to where I work close to stores the apartment is clean and yeah, I like it a whole lot. If you’re thinking of moving here, you should really give it a good consideration you won’t regret it. It’s a nice place to live.

I am very happy with the service that they provide I love living here.

Courtyards of Chanticleer has exceeded our expectations in several key ways: Maintenance is prompt and professional, the grounds are generally well kept and the amenities such as the pool and dog park are great places to meet and make friends with fellow tenants. Our kids love it when they can go outside and play on bikes and scooters with other kids their age without fear of any trouble or traffic. I can't speak highly enough of this place. Only drawbacks are the trash compactor is centrally located and only one on site, so it's a bit of a walk for tenants on the edges of the compound. And the price is a bit high compared to comparable apartments or homes nearby. Those things in mind, I would still highly recommend this place to anyone interested in renting a townhouse within 10 minutes of the seaside. The school district has some of the best public schools in the city nearby and centrally located to so many activities to keep everyone happy and busy.

If there is a problem within your apartment where maintenance is needed, you can submit a ticket which gets reviewed quickly and maintenance is dispatched in a timely manner. Great updates on your phone about the status of your ticket as well. The complex is very quiet and feels safe to live in. One of the best perks is that there is a shopping complex with a Kroger LITTERALY right across the street. I have on multiple occasions needed an ingredient while cooking and walked across the street and was back within 5 minutes.
